Skip the mixer.
Host your own room.

Be the host, not one of the guests.

The usual way

Another community mixer

  • 20 agents in the room, cards already out
  • Someone else picked the guest list
  • You leave with a stack of cards and no next step
  • Nobody remembers which agent was which

The Pulse way

Your own gathering

  • You are the only agent in the room
  • You invite the people you want to meet
  • Every guest lands in your contacts, ready to follow up
  • You’re the connector everyone talks about

Your Circle of Influence

You in the middle. Eight partners around your client.

Your next client is already talking to a lender, a mover, a designer or an insurance agent. Each of these businesses serves the same people you do. Where their circle overlaps your client’s, that’s a shared audience, and a co-hosted event waiting to happen.

Tap a circle

Mortgage lender

Every buyer needs one, and usually talks to them before they talk to you.

Host together

First-Time Homebuyer Night. They explain pre-approval, you walk through the buying steps. Both of you invite your lists.

  1. Mortgage lender
  2. Title company
  3. Moving company
  4. Interior designer
  5. Event planner
  6. Home builder or architect
  7. Landscaper or pool and spa
  8. Insurance agent

The playbook

Eight steps to your first room, and the next one.

Do these once and you have an event. Do them every month and you have a circle.

  1. Step 1

Picture the client you want more of

Skip “anyone buying or selling.” Describe one kind of person: their age, their work, where they live, roughly what they earn, what they do for fun, and who they listen to. Then name the life moment that brings them to you.

    • Just married
    • New baby
    • Kids moved out
    • Retiring
    • New job in town
    • Outgrew the starter home
  2. Step 2

Find who else serves that client

Look at your circle and pick two or three businesses to start with. The best ones already have your client’s trust.

    • Ask your clients who they used and would recommend.
    • Interview them for your newsletter, blog or social. It’s an easy first call.
    • Build your own who’s-who list of people you have vetted yourself.
  3. Step 3

    Choose one gathering to co-host

Pick a topic your client actually worries about, and a partner who can speak to it. Keep it short, useful and friendly.

    • Teach, don’t pitch. 60 to 90 minutes, one clear takeaway.
    • Small is fine. 12 of the right people beats 100 strangers.
    • In person or online. A coffee shop, a listing, your office, or a video room.
  4. Step 4

    Create it in Pulse

Set up the event once. Pulse gives you a registration page in your brand, takes the sign-ups, and sends each guest a confirmation and reminders on its own.

  5. Step 5

    Fill the room, together

This is where co-hosting pays off. You invite your list, your partner invites theirs, and everyone who signs up comes through your page.

    • Your list: invite past clients, prospects and your sphere.
    • Your partner’s list: send them the link and a ready-made post.
    • Ask your guests to bring a friend who is thinking about a move.
  6. Step 6

    Host the room

Greet people by name. Introduce guests who should know each other. Let your partner shine. You’re not one of the crowd tonight, you’re the reason the crowd is here.

  7. Step 7

    Follow up and nurture

The event starts the relationship. The follow-up builds it. Thank every guest, share the replay, and invite them to the next one.

    • Ask when they’re happiest. Right after a great night is the best time to ask for an introduction.
    • Make it easy. “Who do you know who just had a baby, is retiring, or has kids moving out?”
    • Close the loop. Tell your partner what came of their guests, and send a handwritten thank-you.
  8. Step 8

Repeat with a new partner each month

Every event adds a partner, their audience, and a room full of new contacts. Your circle grows, and so does the number of people who think of you first.
